1. Not to keep any animals in the house or to allow any animals into the house (except for fish or other animals kept in a tank)
2. Not to smoke in the house or to allow any guests to do so.
3. Not to undertake any redecorations.
4. Not to alter the property, its garden or its fixtures and fittings in any material way (eg curtain rails, garden layout, carpets etc)
5. To pay the agreed rent by monthly standing order
And at the end of the tenancy:
6. To leave the property in a clean and tidy state.
7. To leave in the property only the fixtures, fittings and items of furniture that were present when you moved in.
Final Inspection
Please note that I will need to make the final inspection of the house AFTER you have moved out and returned the keys to me, you are welcome to be present so that a fair agreement can quickly be reached on any work that may be required to bring the property back to its original condition, reasonable wear and tear excepted.
Any works required that can be carried out by myself eg cleaning, clearance or minor repairs will be charged at £10 per hour, any other items will be charged at cost (eg skip hire, new carpets etc).
* Cleaning and Clearance *
Please be aware that cleaning of the entire house and clearance of unwanted belongings is best started at least a few days prior to moving out. Experience shows that attempting this on the day of departure is rarely successful!
Maintenance Service
You will be provided with a responsive and courteous maintenance service throughout your tenancy by myself and trusted local tradespeople
Please note that premium out of hours and weekend call outs for trades people will be for emergencies only!
