I've been running house shares sucessfully for 20 years firstly in Reading and now in Glossop, hundreds of young(ish) professional adults have passed through in that time, most staying 1-3 years.

What is house sharing with PaulsHouses?

Forget student house shares! This is a high quality hassle free way of sorting somewhere thats's fun and decent to live. It takes a lot less time, trouble and money than renting an entire property - even just a flat! You will be renting a modern furnished room in a house that is already fully kitted out so you don't need to bring much with you. You'll also have full and equal use of the the shared amenities in the house.

The house will be fully 'managed' which means that I handle all the repairs, sort out all the bills and recruit new tenants when rooms come available. I will also help to ensure that things run smoothly in the house, in particular encouraging everybody to do their bit to keep the shared areas clean & tidy.

For your peace of mind everyone signs a 'Sharing Agreement' and the 'Constitution for a Happy House!' is posted in the house. These agreements ensure that the house is kept clean and tidy and that you'll be living in a happy house where you can relax and enjoy....

What's included in the rent?

I pay on your behalf all the bills for the house, so that includes:

• gas
• electricity
• council tax
• water rates
• Tv license
• phone line rental - for incoming calls and some outgoing calls (eg 0800 or international calls on a card)
• high quality broadband with wireless access throughout the house

What other facilities can I expect?

• digital Tv signal into each bedroom and living room (Freeview or Sky)
• comfy living room with widescreen tv, DVD
• good quality washing machine
• tumble drier/dedicated drying area
• good quality cordless phone for use anywhere in the house

What would the tenants responsibilities be?

As part of a managed house share you'll need to take special care to keep the shared areas clean and tidy and to live in the house in a way that helps (or at least doesn't hinder!) other people in the house to enjoy living there too.

Who will I be sharing with?

This is the single most important factor in the sucess of a house share. They will be people from a range of backgrounds but mainly age 20-35 often professional people chosen for their suitability for the house.

Most people will be non smokers and if they do smoke this will never be allowed in the house.

What if there are problems?

You will be dealing directly with me if there are any problems. I have an office in Glossop and my mobile is always on. Minor maintenance work I carry out myself other work and periodic improvements will be carried out by trusted trades people.
