The house is a shared house, you will have a private room and use of the shared facilities in the house.

By accepting a tenancy in this house, in addition to the standard terms of an Assured Shorthold Tenancy, you are also agreeing to the following:

• To respect the ‘Constitution for a Happy House' at all times. Please ensure that any guests also do so.

• Strictly not to smoke or allow any guest to smoke in the house at any time.

• No pets may be kept in the house nor are any animals allowed into the house

• To take an equal role with other sharers in keeping the house clean and tidy

• To respect the right of the other sharers to peaceful enjoyment of the house

• Rooms are strictly for single occupancy. Guests and partners may stay for weekends etc up to 3 days, longer periods by agreement with the landlord.

• Rent is inclusive of gas and electricity, this assumes reasonable usage. Excessive wastage of energy such as constantly turning up heating or opening windows to allow heat to escape will result in a supplemental charge at the landlords discretion with one month’s notice.

• To wash up, dry and put away pots and pans shortly after eating to prevent an accumulation of dirty pots in the kitchen or your room

• To keep noise and movement to a minimum after around 11pm during the week later at weekends with due consideration for other tenants sleep/work patterns.

• Not to undertake any redecoration or fixing to walls other than the hanging of pictures on standard picture hooks (provided by the landlord on request)

• To give one month’s notice if you wish to leave the house after the initial agreed term has expired. Your security deposit may not be used as your last month’s rent as it will be held by the DPS (Government Deposit Protection Service) and returned to you by them on satisfactory termination of the tenancy.
